Common questions

Can a landlord raise the rent twice in a year?

Usually not. In both provinces rent can generally go up only once in 12 months, counted from the move-in date or the last increase. There are a few exceptions, so check with the tribunal if you are unsure.

Does the guideline apply to my unit?

Often, but not always. Newer buildings, higher-rent units and some kinds of social housing can be outside it. The calculators ask a few questions and warn you when your unit might be exempt.

What if the notice is late?

The increase cannot start on the date in the notice. The new rent needs a later start date, with proper notice. The calculators warn you when a planned notice date is too late.

No. RentMath gives general information with the official source beside each number. For your situation, ask the Landlord and Tenant Board (Ontario) or the Residential Tenancies Branch (Manitoba), or a paralegal or lawyer.
