Frequently asked questions

What is the Ontario rent increase guideline for 2027?

The 2027 guideline is 1.9%, down from 2.1% in 2026. It applies to increases that take effect in 2027. For example, $1,000 a month becomes $1,019.00 at 1.9%.

How much notice does a landlord have to give?

At least 90 days of written notice, in the proper form (Form N1 for an increase at or below the guideline). The calculator shows the latest date for the start date you choose. A notice sent by mail is treated as given on the 5th day after mailing, so add 5 days (Residential Tenancies Act, section 191). By courier it counts the day after you give it to the courier. By email it counts the day it is sent, but only if the tenant agreed in writing to get documents by email (Landlord and Tenant Board Rules 3.1 and 3.9).

How often can the rent go up?

In most cases the rent can go up only if at least 12 months have passed since the tenant moved in or since the last rent increase.

Does the guideline apply to every unit?

No. It does not cover buildings, additions and most new basement apartments first occupied for residential purposes after November 15, 2018, community housing, long-term care homes or commercial properties. The notice rules can still apply to units that are exempt from the guideline.

Can a landlord raise the rent above the guideline?

In some cases a landlord can apply to the Landlord and Tenant Board for an increase above the guideline. This calculator does not cover that. The Board decides these applications.

Is there any case where no notice of rent increase is needed?

A landlord does not need to give a Notice of Rent Increase (Form N1) when the landlord and tenant have signed an Agreement to Increase the Rent Above the Guideline (Form N10).

Can a landlord charge extra if a tenant uses an air conditioner?

A tenant may install a window or portable air conditioner in most units where the landlord does not supply air conditioning. If the landlord has to supply the electricity under the tenancy agreement, the landlord may raise the rent for it, up to the actual cost of the electricity the air conditioner uses (or a reasonable estimate), unless the tenancy agreement says the tenant may install one without an increase. The rent goes back down if the tenant removes the air conditioner or stops using it for the season. This increase is separate from the guideline and does not need the 90-day notice or the 12-month wait, so this calculator does not include it.

Which year's guideline applies if the notice is given the year before?

The guideline for the year the new rent takes effect. A notice given in 2026 for a rent starting in 2027 uses the 2027 guideline.

How is the guideline worked out?

Based on the Ontario Consumer Price Index (Statistics Canada), June to May, and capped at 2.5%.
