Rules to know
- At least three months' written notice. For a January 1 increase, notice had to be received by September 30.
- Rent can generally be increased only once in a 12-month period, with few exceptions.
- The rent threshold at which units are outside the guideline rises from $1,670.00 to $2,000.00 a month on January 1, 2027. The Branch says units renting for $2,000.00 or more are exempt, so exactly $2,000.00 is outside the guideline.
- Buildings first occupied after March 7, 2005 are exempt from the guideline for 20 years (Residential Tenancies Act, section 116). For some buildings that period has started to end, so the guideline may now apply to them.
- The Branch’s form for the notice: Form 1A, Notice of Rent Increase, or the landlord's own form with all the prescribed information.
- Other exempt housing: various social housing; government-owned or -operated rentals; not-for-profit life-lease units; co-op units; approved rehabilitated units and residential rent complexes.
- A landlord can apply to the Residential Tenancies Branch for an increase above the guideline, and tenants can object. This calculator does not cover that.
